Hillcrest Community
Hillcrest at Stevenson Ranch is different from a large master-planned development that contains several separately named villages or tracts. Hillcrest itself is the neighborhood: a new Lennar community planned for approximately 102 large two-story single-family homes in the hills at the western edge of Stevenson Ranch.
Because there are no officially marketed sub-neighborhoods within Hillcrest, the most useful way for buyers to compare homes here is by looking at the three home designs—Hillcrest 1, Hillcrest 2 and Hillcrest 3—and then evaluating the individual homesite, elevation, orientation, view potential, construction stage and available options.
This page is designed to make those differences easier to understand without inventing neighborhood names that the builder does not use.
The Three Hillcrest Designs
Each plan serves a somewhat different buyer need, from a large four-bedroom home with a dedicated office to a multigenerational Next Gen® design.
Hillcrest 1
The smallest of the three Hillcrest plans is still a substantial home, combining four bedrooms with a first-floor suite, dedicated office and flexible upstairs bonus space.
The main level is arranged around open kitchen, living and dining spaces, with a California Room extending the living area outdoors. A private bedroom suite on the first floor can work well for guests or household members who prefer fewer stairs, while the separate office gives the plan a natural work-from-home option.
Upstairs, the owner's suite, two additional bedrooms and a bonus room create a second level that can function as both private retreat and shared family space.
Hillcrest 2
Hillcrest 2 steps up to five bedrooms and more than 4,100 square feet while retaining a first-floor bedroom suite and indoor-outdoor living emphasis.
The first floor combines a private bedroom suite with generous gathering spaces, a large kitchen and a California Room. For buyers who need five true bedrooms but do not necessarily need a separate Next Gen® residence, this plan sits naturally between Hillcrest 1 and Hillcrest 3.
An open-to-below feature adds architectural drama upstairs, where the owner's suite, three secondary bedrooms and a bonus room provide substantial separation between sleeping and shared spaces.
Hillcrest 3
The largest Hillcrest plan adds Lennar's Next Gen® concept: an attached main-level suite designed to provide greater privacy and independence while remaining connected to the primary home.
The Next Gen® suite includes its own entrance, living area, kitchenette, bedroom, bathroom and laundry. That arrangement can be useful for multigenerational households, long-term guests, adult children or buyers who want a more self-contained work or living space within the home.
The primary residence retains the open kitchen, living and dining concept, California Room, upstairs owner's suite, additional bedrooms and bonus room found throughout the Hillcrest collection.
The Homesite Matters
In a hillside community, two homes with the same floor plan can feel very different depending on lot position, elevation, orientation, neighboring construction and potential views. The plan is only part of the decision.

Compare More Than Square Footage
With a brand-new community, the best choice is not always the largest plan or the first available homesite. Lot premiums, orientation, construction timing, incentives, included features, upgrade packages, taxes, HOA obligations and resale considerations can all affect the real cost and long-term fit of a home.
If you want independent representation, it is smart to speak with your real estate agent before your first builder visit or registration. Builder policies concerning outside-agent representation can change, and buyers should understand those rules before beginning the sales process.
