Community Guide • Stevenson Ranch, California
Hillcrest is a new Lennar neighborhood tucked into the hills at the western edge of Stevenson Ranch. Known during the planning process as Aidlin Hills, the community brings a limited collection of large two-story single-family homes to one of the Santa Clarita Valley's established residential areas.
What makes Hillcrest especially distinctive is its setting. Sierra Terrace rises into the community with surrounding hills, mountain views and open space creating a sense of separation from the busier parts of Stevenson Ranch. The neighborhood is not gated, yet its location near the end of the developed residential corridor gives it a naturally secluded feel.
The three model homes opened in August 2026 and Lennar is actively selling. Approximately 102 homes are planned, with three floor plans ranging from about 3,767 to 4,681 square feet. Buyers will find generous living areas, flexible bonus spaces, California Rooms and layouts designed for larger households and multigenerational living.
Hillcrest is centered on large, modern floor plans rather than shared resort amenities. Lennar's three plans emphasize indoor-outdoor living, private bedroom suites and flexible spaces that can adapt to work, guests, hobbies and multigenerational households.
Hillcrest does not currently feature its own community pool, clubhouse or recreation center. Instead, much of its appeal comes from the physical setting: the neighborhood sits against the hills beyond much of the existing Stevenson Ranch development, with open terrain and mountain scenery creating a quieter backdrop.
Outdoor recreation is still close by. Jake Kuredjian County Park offers lawns, shaded picnic space, playground equipment and walking paths, while Pico Canyon Park provides a more natural 21-acre setting with trails, mature oaks, picnic areas and canyon views. The nearby Pico Canyon Stairs are another popular option for residents looking for a more strenuous workout.
Hillcrest combines its secluded hillside position with access to the established shopping, schools, parks and commuter routes of Stevenson Ranch and the greater Santa Clarita Valley. The neighborhood is reached from the Pico Canyon Road corridor, with Interstate 5 accessible through The Old Road.
Restaurants, grocery stores and everyday services are concentrated around Pico Canyon Road, The Old Road and the surrounding Stevenson Ranch commercial areas, with additional choices throughout Valencia and Santa Clarita.
Nearby parks, walking routes, golf and the broader Santa Clarita trail network provide plenty of choices beyond the neighborhood's hillside setting.
Lennar currently identifies Pico Canyon Elementary, Rancho Pico Junior High and West Ranch High as the public schools zoned for Hillcrest. Buyers should always verify current attendance boundaries directly with the school districts.
Interstate 5 connects Stevenson Ranch with employment and entertainment destinations throughout the Santa Clarita Valley, San Fernando Valley and greater Los Angeles area.
New construction is different from purchasing a typical resale home. Builder pricing, incentives, available homesites, upgrade choices, construction schedules and financing promotions can change quickly. Builder representatives work for the builder, so buyers who want their own real estate representation should understand the builder's registration requirements before visiting or registering at the sales center.
As of August 18, 2026, Lennar lists Hillcrest as an HOA community and shows an approximate HOA fee of $353 and an approximate tax rate of 1.4%. Those figures are subject to change and should not be relied on without reviewing the current builder disclosures, HOA documents, preliminary title information and applicable tax or assessment records for the specific homesite.
Victoria can help you compare homes, floor plans and homesites, evaluate builder incentives alongside the total purchase terms and keep the focus on how the home fits your long-term goals.
